First, the team behind Arlo and The James reveal the vision for Garden City

🥩 Steve Squitiro and Andrew Affa — the team behind Arlo Kitchen & Bar and The James — have purchased Primehouse at 910 Franklin Avenue and plan to reimagine it in the image of The James, targeting a grand re-opening by spring 2026.

🍛 Also in Garden City, the owner of Seventh Street Cafe have announced they're hanging up their aprons after 33 years and retiring.


Second, Fadeley’s is putting the ‘deli’ back into Patchogue’s legendary hangout

🥖 Fadeley’s Deli Pub — a longtime Patchogue fixture known for its oversized sandwiches, cold beer, and rowdy good times — just reopened under new ownership by four lifelong Patchogue friends who’ve just revived the original deli-pub vibe with a full sammy menu.



Third, Chipotle to take over former American Roadside site in Smithtown

🌯 Something’s sizzling at the old American Roadside in Smithtown. The former burger joint at 80 E. Main St. is set to become a Chipotle Mexican Grill, according to new signage hanging from the façade.
